Biggest transfer of properties to NHS Property Services

Ottery St Mary Community Hospital is among the properties that transferred to NHS Property Services on 1 December

The biggest transfer of properties into NHS Properties Services since the company was formed completed this month.

Teams from across the business supported the project, which involves the transfer of 12 community hospitals in Devon and began more than a year ago.

The 11 hospitals owned on a freehold basis completed on 1 December 2016 with the twelfth, the PFI leasehold interest for Tiverton Hospital, due to complete in coming weeks.

The transfer occurred because Northern, Eastern and Western Devon CCG (NEW Devon CCG) awarded the service provision contract in the hospitals to a new provider, changing from Northern Devon Healthcare Trust (NDHT) to Royal Devon and Exeter Foundation Trust (RDEFT). The decision to transfer the hospitals to NHSPS from NDHT was made by the Department of Health.

The acquisition was project-managed by senior transaction manager Alan White, who led colleagues from all parts of the company to ensure due diligence, commissioner, tenant and Department of Health requirements were met.

Alan said: “This was a hugely demanding piece of work and involved close collaboration with the previous owner, the new tenants and commissioners.”

The freeholds of the following community hospitals were transferred: Axminster, Honiton, Seaton, Budleigh Salterton, Exmouth, Sidmouth, Ottery St Mary, Crediton, Moretonhampstead, Okehampton and Whipton (Exeter).

Leases to regularise occupation are currently being finalised.
