Negotiating an urgent lease renewal for NHS office accommodation, securing value for money terms, ensuring business continuity and unlocking a wider office strategy.
The head lease on this office block was due to expire in February 2020, outside of the Act, and hence posed a massive risk to business continuity for our customer. Over 500 NEL CSU staff work at Clifton House and we needed to find a solution as soon as possible. We needed to secure a new lease from February 2020 to ensure the CSU’s continued occupation.
NHSPS teams provided full support to ensure our customer would not be at risk. We helped them identify and analyse their options, build their business case. We negotiated preferential terms of the new lease, representing value for money for the NHS.
After much negotiation the lease was renewed for a term expiring September 2022, so that it ties in with the expiry with another sublease the customer has at a nearby site, Lower Marsh. This negotiation meant we saved the NHS an estimated £450,000.
We now have the opportunity to work with NEL CSU on their wider 2022 office strategy, with the potential to consolidate their staff and space now that their leases at the two sites are aligned.
Having the customer on a formal sublease helps our National Office Programme and Lease Events teams to fully support them in future projects.
