Customer quote

“We are really pleased that the future of Milson Road Health Centre has been confirmed with two local GP practices moving into the health centre and better patient access and new and improved clinical space.”

Dr James Cavanagh, Chair of Hammersmith and Fulham CCG

Challenge

Sterndale Road and Brook Green Surgeries (GP Practices) were using converted residential buildings which were not suited to deliver modern patient care. Both practices were also in need of larger premises to accommodate their growing patient lists.

NHS Property Services (NHSPS) owns nearby Milson Road Health Centre, which had 70% vacant space at a cost to the CCG of £350,000 per annum without any service delivery. This site was identified as needing significant works to upgrade it and suitable to accommodate the two GP surgeries.

Solution

As freehold owner of Milson Road, NHSPS supported the CCG’s business case process to unlock £1.6 million through the Estates and Technology Transformation Fund.

We put together a multi-disciplinary team consisting of Portfolio Optimisation, Property Management and Construction.

NHSPS ensured the GPs to sign up to leases supported the release of the ETTF funds. The funds were used to refurbish Milson Road, accommodating the two GPs and making better use of NHS space.

NHSPS took a lead on the delivery of the construction works, including managing a challenge around phasing to ensure the works could support the patients seeing the community services which remained on site throughout.

The upgrade works successfully concluded in January 2022 and has seen more than 25 clinical rooms converted to a modern standard, an upgraded reception and additional staff welfare facilities.

Result

Milson Road Health Centre has been fully refurbished to create a modern, compliant, and welcoming space. The space allows the practices and staff to better serve the combined patient list of 9,000 for many years to come.

The practices have co-located onto one site enabling more collaborative and joined-up care for the community.

Eliminating the vacant space on site has made better use of NHS space and saved overall costs for the NHS as the two other GP surgery sites were no longer be needed.
