Unlocking £1.6M funding for refurbishment, enabling the consolidation and co-location of GP services

Challenge

Two GPs – Sterndale Road and Brook Green Surgeries – are currently using converted residential buildings that aren’t best suited to deliver modern patient care. They also both need larger premises to accommodate their growing patient lists.

NHS Property Services (NHSPS) owns nearby Milson Road Health Centre, which is currently 70% vacant, costing the CCG £350,000 per annum without any service delivery. This site was identified as a suitable space to accommodate the two GP surgeries, but is in need of a significant upgrade to do this.

Solution

As freehold owner of Milson Road, NHSPS supported the CCG’s business case process to unlock £1.6 million through the Estates and Technology Transformation Fund. This will be used to refurbish Milson Road, accommodating the two GPs and making better use of NHS space. NHSPS will also now be delivering the construction works.

Works began in March 2021 and are due to complete in October. Works have been broken down into three phases to ensure community services currently on site are able to continue their support.

Despite a slight delay due to COVID-19, NHSPS getting the GPs to sign up to leases supported the release of the ETTF funds, allowing works to start on schedule.

The upgrade works will see more than 25 clinical rooms converted to a modern standard, an upgraded reception and staff welfare facilities.

Result

The full refurbishment of Milson Road Health Centre will create a modern, compliant, and welcoming space to better serve patients and staff alike. It will serve a combined patient list of 9,000 and allow for future growth in this fast-growing community.

Both practices co-locating on one site will enable more collaborative and joined-up care for the community, and we will be including features to encourage more modern ways of working such as video consultations.

Eliminating the vacant space on site will make better use of NHS space and save the CCG £350,000 per annum. It will also reduce overall costs for the NHS as the two other GP surgery sites will no longer be needed.
