Offices make up a significant proportion of the NHS estate, with NHS Property Services (NHSPS) portfolio alone covering approximately 400 office holdings, spanning 400,000 sqm and serving multiple NHS bodies.

We therefore have a huge opportunity to create better working environments for NHS staff, and to boost productivity and wellbeing via enabling smarter working and collaboration. There is also a significant potential to drive efficiencies and system savings for the NHS through proactive management of the office estate.

Smarter working and COVID-19

The COVID-19 pandemic has transformed how we live, including how we work. Traditional models of working – based primarily around the physical office – became impossible almost overnight, and companies had to find new ways of working – at speed and scale – to ensure business continuity.

Even as many of us slowly return to ‘normal’ post-lockdown this new approach to working life is undeniably here to stay, and many organisations – including NHS Property Services – are exploring how to embed and enable smarter working in the long-term.

Our smarter working journey

NHS Property Services’ expertise in estates and facilities management has put us in good stead for this transition to smarter working, and our specialised National Office Programme team already has rich experience of optimising and designing the NHS office estate to encourage more agile ways of working.

However, as we embark upon our Smarter Working programme in earnest, we are rapidly developing this expertise and are keen to share these learnings as we progress.

National Office Programme

NHS Property Services has a dedicated team responsible for reviewing opportunities relating to offices, helping the NHS get the most from its office estate.

As well as managing the offices in our own portfolio, we provide consultancy services to the wider health sector including the Department of Health and Social Care office portfolio and the wider NHS office estate.

Our focus is on driving value by managing lease events, enabling disposals and analysing portfolios to look for opportunities to consolidate and rationalise offices. We support customers as they make decisions about the options available to them.
